Three of us run 3L Land Services. Jim handles the office side — the numbers, the scheduling, the decisions that get made before a machine ever leaves the yard. Colton runs the field and the day-to-day, which means if you call and ask a question about your property, you’re usually talking to the man who’s going to be sitting in the cab. His younger brother is the third, and when a job calls for more hands than the three of us have, we bring in guys we know and trust.
That’s the whole company. There’s no call center between you and the people doing the work, and there’s no salesman who disappears once the contract is signed.
We’ll say this plainly, because it matters to us and we’d rather you know it up front: this business is built on faith. It shapes how we quote a job, how we treat the people we work for, and what we do when something on a property turns out to be harder than anyone expected. We don’t preach at anybody. We just try to do right by folks, and we’d rather be known for that than for anything else.
Jim has been in the construction industry for more than 40 years. Colton started at 16 and has been at it for 16-plus years since. That’s a combined 56-plus years of moving dirt, clearing ground, building pads, and fixing the things that go wrong on a job site — and we’re not finished yet.
That experience shows up in ways that are hard to advertise but easy to feel once work starts. It’s knowing which stands of timber will mulch clean and which ones are hiding old fence wire. It’s reading how water is going to move across a piece of ground before you cut the first pass, so you’re not called back in six months to fix a wash. It’s telling a customer that what they’re asking for isn’t the right approach and explaining what is.
We opened 3L Land Services in September of 2024 after decades of working in construction for other people. The work we do now is the work we already knew how to do — clearing, mulching, excavation, grading, ponds, pads, culverts, demolition, fencing. What we wanted was to do it under our own name, on our own equipment, for people in our own part of the state.
We own our machines. When a job calls for something specialized we don’t have, we rent it and bring it in rather than talking a customer into a workaround. That’s an important distinction in this industry, and it’s worth asking any contractor you’re considering.
Our work splits roughly evenly between residential and commercial. On the residential side, that’s landowners clearing overgrown acreage, homeowners getting a building site ready, families opening up pasture, and property owners who want a pond dug or a driveway that stops washing out.
On the commercial side, we’ve handled excavation and grading projects, site cleanup and clearing for contractors, and underground utility work. Neither side is an afterthought for us. A five-acre residential mulching job gets the same attention as a commercial site prep, because in a community this size, both customers know the same people.

We take cash, check, Zelle, and Venmo. We offer a discount to first responders, military, and veterans — and yes, that includes corrections officers. They’re serving the community too.
Our posted hours are 8 to 5 on weekdays, but that’s not really how it works around here. Colton has been known to answer the phone at ten at night. If you call and we’re in a machine, leave a message and we’ll get back to you.
We’re based in Ivanhoe, in Fannin County, up near the Texas–Oklahoma line. From there we work a wide stretch of North Texas — Bonham, Sherman, Denison, Paris, Sulphur Springs, McKinney, Frisco, Denton, and down into the Dallas area — plus southern Oklahoma up to Durant.
