3L Land Services is a family-owned land clearing and dirt work business based in Ivanhoe, Texas. We are a service-area business, which means we travel to our customers rather than operating a public storefront. You can reach us at

Estimates and Quotes
Estimates are free and carry no obligation. Because the cost of this work depends on conditions we have to see in person — growth density, terrain, soil, access, and what’s actually on the property — we provide estimates after visiting the site rather than over the phone.
An estimate reflects the property as we found it on the day we looked at it. If conditions change before work begins, or if something is discovered on the property that wasn’t visible during the walkthrough, the estimate may need to be revised. We’ll talk to you before that happens, not after.
Nothing on this website is a quote or an offer of a fixed price. Pricing is provided directly to you for your specific property.
Scheduling and Weather
We work year-round. Weather, ground conditions, and the length of our current job queue all affect when we can start and how long a job takes. We’ll give you our honest expectation when we quote the work and let you know if it changes.
Payment
We accept cash, check, Zelle, and Venmo. We do not currently offer financing.
Discounts
We offer a discount to first responders, military members, and veterans, including corrections officers.
Service Area
We serve Ivanhoe and the surrounding North Texas region, along with parts of southern Oklahoma. Our regular working area extends roughly north to Durant, Oklahoma, west to Denton, southwest into the Dallas area, and east through Paris and Sulphur Springs. We consider work outside this area on a case-by-case basis depending on the size and nature of the job.
