What Site Preparation Actually Involves

Site preparation is everything that happens between raw ground and a surface ready to build on or drive across. It starts with clearing and stripping — vegetation removed, organic topsoil taken off the footprint and stockpiled, because organic material under a pad decomposes and creates settlement. Then the pad itself gets built: cut and fill worked to establish elevation, structural fill placed in compacted lifts, and the finished surface crowned so water sheds away from the building rather than pooling against it. Pads are normally built oversized beyond the intended structure, which gives the builder working room and keeps the edge of the compacted zone away from the foundation line. Driveways follow a related logic — subgrade prepared and compacted, geotextile fabric laid where the subgrade is soft, then base rock placed and compacted in lifts and crowned so it drains to the shoulders. Culverts get sized to the drainage area they serve, set at the right invert elevation and slope so they self-clean rather than silting up, bedded properly, and backfilled in compacted lifts with headwalls or riprap where the outfall would otherwise scour. Our Site Prep Process

Step 1 — We Start From Where the Water Goes

Before a pad location is confirmed, we work out the drainage. Where does runoff come from, where does it currently pond, and where should it leave? On flat blackland ground this is the whole ballgame — the difference between a dry shop and a wet one is often a foot of elevation and a properly cut swale. We shoot elevations across the site and set the finished pad height relative to the surrounding grade, not relative to a stake somebody pushed in on a dry day.

Step 2 — We Clear and Strip the Footprint

Vegetation and organic topsoil come off the build area entirely and get stockpiled separately for later respreading. Building a pad on top of buried organic material guarantees settlement, because that material breaks down and the volume it occupied disappears. If the site needs opening first, we can run the land clearing as part of the same mobilization rather than bringing in another contractor.

Step 3 — We Build the Pad in Compacted Lifts

Structural fill goes down in layers and each layer gets compacted before the next one lands. This is the step that gets shortcut on cheap bids, and it is the one that cracks slabs two years later. Blackland clay makes it exacting: moisture content has to be near optimum for compaction to work at all, so we may wait on weather rather than force it. The pad gets built past the structure footprint and crowned so water runs off in every direction.

Step 4 — We Set Culverts to Size and Slope

A culvert is a sizing problem, not a shopping problem. Too small and it backs water up over the drive in a hard rain; set at the wrong elevation or too flat and it silts in until it is useless. We size to the drainage area, set the invert to match the ditch flow line, hold enough slope for it to self-clean, bed it on the right material, and backfill in lifts so the pipe does not deflect. Where the outlet would scour, it gets riprap or a headwall. Driveway approaches onto a county road or state highway typically need a permit from the county or TxDOT, and we handle that.

Step 5 — We Build the Drive and Stabilize the Site

Subgrade prepared and compacted, fabric where the ground is soft, base rock placed and compacted in lifts, then crowned so water leaves the driving surface instead of standing in it. Disturbed areas get topsoil respread and stabilized; on projects disturbing an acre or more, stormwater authorization applies under the TCEQ construction general permit and we will tell you when yours crosses that threshold. What you hand your builder is a pad ready for forms and a road that will carry the trucks.

How much does a house pad cost?

Pad cost tracks the volume of fill required and where that fill comes from. A pad on relatively level ground where cut and fill can be balanced on site is far cheaper than one on a slope or in a low area that needs material hauled in. Size, required elevation above surrounding grade, haul distance, and access all move the number. The single biggest cost driver on most rural pads is imported fill, which is why we look hard at whether the material can come from elsewhere on your own property first.
It depends on the drainage area upstream of the crossing, the slope of the ditch, and how much water that ditch is expected to carry in a heavy rain — not on what the neighbor used. Undersized pipe is the most common failure we see: it works for two years and then overtops in the first real storm, washing out the drive. Length is determined by driveway width plus the side slopes. Where the crossing meets a county road or state highway, the governing authority may specify minimum size and materials as a condition of the approach permit, and that specification controls.
On this clay, base thickness depends on subgrade strength and expected loads, and the honest answer is that subgrade preparation matters more than rock depth. Rock dumped on soft, uncompacted clay disappears into it within a season — the material has not gone anywhere, it has simply been pushed down. Compacting the subgrade and using geotextile fabric where the ground is soft does more for longevity than adding inches of stone on top of a bad base. Crowning the surface so water sheds to the shoulders is the other half of it.
A pad built correctly — structural fill placed in compacted lifts at proper moisture — should not require a long settlement period, which is the entire point of compacting in lifts rather than dumping to depth. Fill placed in one deep lift may settle for years. Builders and engineers sometimes require compaction testing before forms go down, and on engineered foundations that testing is typically specified in the plans.
