The fastest way to get an answer out of us is to pick up the phone. Tell us where the property is and what you’re trying to get done with it, and we’ll go from there. If we’re in a machine when you call, leave a message — we check them and we call people back.

Estimates are free, and we mean free. There’s no charge for coming out, no charge for walking the property with you, and no obligation once you’ve got the number in hand.

If you’d rather not call, use the form on this page. The more you can tell us up front, the more useful our first conversation will be. Don’t worry about getting the terminology right. Describe it the way you’d describe it to a neighbor and we’ll sort out what it’s called.

Hours:8:00 a.m. to 5:00 p.m., Monday through Friday. In practice we answer well outside those hours more often than not — Colton has picked up at ten at night. If it’s after hours, call anyway and we’ll get back to you.

Location: Ivanhoe, Fannin County, Texas 75447. We’re a service-area business, which means we come to you rather than operating out of a storefront.

We accept cash, check, Zelle, and Venmo.

We offer a discount to first responders, military, and veterans. That includes corrections officers — they serve the community too, and they count with us.

We don’t offer financing yet, though it’s something we’re looking into. If financing would make the difference on your project, mention it when you call.

What Happens After You Reach Out

There’s no mystery to it. Here’s the sequence.

First, we talk. Whether that’s a call or a form submission, we’ll ask a few questions about the property — where it is, roughly how much of it needs work, what’s on it now, and what you’re hoping it looks like when we’re done.

Second, we come out and look at it. Photos and satellite images only tell you so much. Soil, slope, access, what’s actually standing on the property, and how water moves across it are things that have to be seen. This visit is free.

Third, you get a number. We’ll tell you what we’d do, in what order, and what it costs. If the job touches more than one service — say clearing and then grading — we’ll lay out the sequence so you can decide how much of it you want to take on now versus later.
Fourth, we schedule it. When we can start depends on where we are in the queue and on weather, and we’ll be straight with you about both.

Where We Come From, and How Far We’ll Go

We work out of Ivanhoe and cover a wide stretch of North Texas — Bonham, Sherman, Denison, Paris, Sulphur Springs, McKinney, Frisco, Denton, and down toward Dallas — plus southern Oklahoma up to Durant. For the right job, we’ve gone well past 100 miles. If you’re outside that and wondering, ask.
