We’re based in Ivanhoe, in Fannin County, and we work a wide radius from there. North to Durant, Oklahoma. West to Denton. Southwest through McKinney, Frisco, and Plano toward Dallas. East through Paris and Sulphur Springs. That covers Fannin, Grayson, Lamar, Hunt, and Collin counties along with a good deal of the country in between, plus southern Oklahoma. For a job of the right size we’ll go farther — we’ve worked past Fort Worth and stayed the week. If you’re not sure, ask.
No. Estimates are free, including the visit out to your property. There’s no charge to have us come look, and no obligation once you have the number.
Both, and it’s about an even split. Roughly half our work is residential — landowners, homeowners, and families with acreage. The other half is commercial, including excavation and grading projects, site cleanup and clearing for contractors, and underground utility work. Neither one is treated as filler between the other.
We own our machines. When a job calls for a specialized piece we don’t have, we rent it and bring it in rather than trying to make the wrong machine work. It’s a fair question to ask any contractor, and the answer tells you something about how they operate.
By the property, because there’s no other honest way to do it. Acreage matters, but so does how thick the growth is, what kind of timber is on it, how the ground sits, how easy it is to get equipment in and out, and what you want it to look like when we’re finished. Two five-acre jobs a mile apart can be very different jobs. That’s the reason we come out and look before quoting instead of throwing a number over the phone.
It depends on where we are in the queue and on the weather. We’ll give you a straight answer about both when we quote the job. What we won’t do is promise you a start date we already know we can’t hit.
Year-round. We’re far enough north to get some winter weather, but snow here is usually gone inside a day. The exception was an ice storm that shut things down for the better part of a week, and that’s rare. December slows down around the holidays, which honestly can work in your favor if you’re trying to get on the schedule quickly.

Not yet. It’s something we’re actively looking into, because we know a lot of folks around here need work done and would rather not pay for all of it at once. If financing would make the difference on your project, tell us when you call — knowing there’s demand helps us move on it.
Yes. We give a discount to first responders, military, and veterans. That includes corrections officers. If you’re serving the community, we’d like to take care of you.
One of us. 3L is a family operation — Jim handles the office side, Colton runs the field, and his younger brother is the third. When you call, you’re talking to somebody who will either be on your property or making the decisions about it. We bring in extra hands when a job calls for it, but the three of us don’t hand you off to anyone.
3L Land Services opened in September of 2024, but the experience behind it goes back a lot further. Jim has more than 40 years in the construction industry and Colton has been at it since he was 16 — a combined 56-plus years between them. The company is young. The people running it aren’t new to this.
