Our Services

3L Land Services handles the heavy end of property work. Clearing ground, mulching brush, moving dirt, shaping land so water goes where it should, building ponds, putting in driveways and pads, tearing down what needs to come down, and setting fence. Most of it happens with our own equipment, run by the same three people who quoted the job.

Below is what we do. Each service has its own page with more detail, common questions, and what to expect. If your project touches two or three of these — and most do — say so when you call. We’d rather plan the whole sequence up front than come back three times.

Land Clearing

Land clearing is the full removal of trees, brush, stumps, and undergrowth to turn a piece of property into ground you can actually use. This is where most of our work starts: overgrown acreage a family bought and hasn’t been able to touch, pasture that’s been swallowed by cedar and mesquite, or a wooded lot that needs to become a building site. We handle everything from single lots to large tracts, residential and commercial.

Forestry Mulching

Forestry mulching clears brush and small trees by grinding them in place into a mulch layer that stays on the ground. There’s no burn pile, no hauling, and no torn-up soil, which makes it the cleaner option for underbrush, fence lines, trails, and property you want opened up without stripping it bare. It’s one of our two primary services and, on the right property, it’s faster and less disruptive than traditional clearing.

Excavation & Dirt Work

Excavation covers the digging, hauling, trenching, and earth-moving that has to happen before or during a build. We’ve done trenching and underground utility work, grading and excavation on commercial sites, and general dirt work on residential properties. If a project needs dirt moved from where it is to where it ought to be, this is the service.

Site Prep, Driveways & Culverts

This is everything that turns raw ground into a place you can build on or drive across — house pads, building pads, gravel driveways, and culvert installation. A driveway is only as good as what’s under it and how water moves around it, which is why culverts and drainage get planned at the same time. Common on new builds, barndominiums, shops, and any property where the access road washes out every spring.

Leveling & Grading

Grading shapes the surface of your land so it drains the way you want it to and sits level where it needs to be. Sometimes that’s a yard that holds water against a foundation. Sometimes it’s a pasture full of ruts. Sometimes it’s the final pass on a building site before concrete. Grading is quiet work, but it’s the difference between a property that handles rain and one that fights it.

Pond Construction & Restoration

We build new ponds and bring old ones back. New construction covers siting, digging, and dam work for stock ponds, fishing ponds, and farm ponds. Restoration is for the pond that’s silted in, leaking, or grown up around the edges. Both come down to reading the ground and the water before anything gets dug, which is where the experience matters most.

Demolition

We take down structures that have reached the end of their life — old houses, barns, sheds, outbuildings, concrete, and interior work on commercial spaces. Demolition is often step one of a larger project, and it’s usually more involved than it looks from the road. We handle the teardown and the site cleanup that follows so the ground is ready for whatever comes next.

Fencing

We build and install fence across North Texas — property line fence, pasture and livestock fence, and fencing for residential and commercial properties. Fence work pairs naturally with clearing, since a fence line has to be opened up before it can be set, and it’s far cheaper to do both while the equipment is already on site.

Wildlife Management & Agricultural Exemptions

Texas landowners can qualify their property under a wildlife management use valuation, and a good deal of what that requires is physical work on the ground — habitat management, brush control, and land improvement. Our territory runs from the north side of the Dallas–Fort Worth Metroplex up to Durant, Oklahoma, and from Denton in the west across to Paris and Sulphur Springs in the east — with Ivanhoe, Texas at the center of it.
